Half the schedule is booked and the other half arrives by phone, wet and urgent. You get the water off, you find out whether it is a fitting or a wall, and somewhere in there you are the person telling a homeowner what this is going to cost.

Then there is the paperwork nobody does at midnight. The invoice waits until Saturday, the photos stay on a phone, and by the time the landlord asks what happened, the story has to be rebuilt from memory.

The person paying was never in the kitchen

The call comes at 6:40 from a tenant. Water is coming through the ceiling of the downstairs unit, the owner of the duplex lives two states away, and the property manager does not pick up until nine. You find a split supply line on the upstairs toilet, and the tenant who let you in cannot approve a thing because it is not her building. Later that week the voice on the phone belongs to a grown son in another city, arranging a water heater for his mother, who will write the check.

Foldrule keeps the one who pays apart from the people you meet at the door. The client is whoever pays, so on the duplex that is the owner or the management company, and on the other house it is the mother, with her son saved as a contact. Each building is a property under its client, with its own address and tax rate, and the tenant goes on it as a contact too. A soaked subfloor is a conversation with an insurer, a landlord or a tenant, and the photos are what end it. Shoot what you found before you touch anything, shoot the repair when it is done, and mark which ones the customer sees.

Can I invoice an after hours call from the truck?

Yes. Finish the visit on the phone, the lines come across to the invoice, and you send it before you pull away. The customer can pay by card in the portal from their own phone while you are packing up.

Can I bill a property manager with a dozen buildings?

Yes. One client holds as many properties as you need, each with its own address, tax rate and site contact, and the invoice shows which property the work happened at.

Can I take a deposit before ordering a water heater?

Yes. Put a deposit on the quote. The customer pays it in the portal when they approve, and it comes off the first invoice on the job as credit.

Can I bill a repipe in stages?

You can. A job can carry a deposit invoice, progress invoices as the work goes on, and a final invoice for the balance, all against the same job.

Do the photos stay with the job if the tech leaves?

They do. Photos belong to the job record in your account, not to the phone that shot them, and they stay there after a member is removed from the team.

Does the app work in a basement with no service?

Yes. The mobile app works offline. Visits, checklists, lines and photos are captured on the phone and synced when signal comes back.
